The Purchase Process:

  1. Phone Conference between prospective buyer and Spuhn Island Representative.
  2. Answer any questions and proceed per agreed time frame to next steps
  3. Visit for On-site Viewing & Lot Selection. We will help facilitate travel & accommodations
  4. Introduction to Finance Sources & Builders. We will provide introductions to potential finance sources if needed and local builders…
  5. Prepare an “Agreement to Purchase and Earnest Money Receipt” Deposit of Earnest Monies will be held in the broker’s Trust Account.
  6. Close the transaction following:
    – Title Insurance
    – Finance approval

An exclusive location, Spuhn Island is developed to offer 38 spectacular waterfront lots to discerning real estate investors. The largest lot is 3.4 acres in size, the smallest 1.3 acres. Each lot contains at least 200 feet of waterfront with unobstructed views of land and sea. Both short and long-term mainland moorage is available through the City and Borough of Juneau. Private moorage is available in two different locations in Auke Bay, as is private boat charter for transportation to and from the island.

The island’s home sites are equipped with the modern conveniences of cable TV, broadband Internet, underground electricity, water and phone. Spuhn Island is the first island in the area to offer such amenities, Spuhn Island’s services reach the island via underwater fiber optic cable from the mainland. Fresh water is supplied via submerged pipe. Two septic systems are offered to new home builders, and new residents choose which is right for them based on preference and lot configuration. The systems can be also be integrated, and construction proceeds only with the approval and guidance of the Department of Environmental Conservation, who ensures that the systems have absolutely no adverse impact on the environment.
